How we work -

An initial meeting

Meet on site to discuss ideas / requirements and to view the nature of the site

Fee proposal

From our initial meeting we will provide a quotation of fees in stage payments.

Our Clients can choose how much involvement they wish to receive from ourselves.

We can offer an abridged service comprising the design of the scheme and the obtaining of Planning and Building Regulations approvals, or a full service including tendering on your behalf and inspections on site through to completion.

Survey

On acceptance of our fee proposal we would arrange to carry out a full measured survey of the property.

Outline proposals

We will then prepare initial design ideas, usually within a couple of weeks. these will form the basis of discussions with our Clients from which we will produce the final design scheme.

Planning permission

We will then draw up the agreed scheme, prepare the associated documentation, such as design and access statements, as required, complete the application forms and submit the planning application on the Clients behalf. We then liaise with the planning authorities throughout the decision process.

Detailed design

When planning permission has been granted, we develop the approved scheme with the addition of construction notes and details to a level where it can be submitted for building regulations approval.

We will liaise with other specialist consultants such as Structural Engineers as required throughout this process. We then submit the proposals for building regulations approval on the Clients behalf and again liaise until approval is obtained.

Tender action / supervision / completion

If Clients wish we can carry out further works, by agreement, to include preparation of tender documents, further details, appointment of contractors, inspection of work as it progresses, valuations and final snagging at completion.
